Holiday properties have always been a popular investment. In fact, you can find holiday investment opportunity pretty much anywhere there is a beach, mountain, lake, amusement park or other favourite family holiday feature. The truth is that you can invest in holiday property almost anywhere in the world. Pick a region and it will not take you long to find an investment opportunity. But some opportunities are better than others.
How does Cyprus measure up? Properties in Cyprus are being snatched up by investors hoping to make some money in the holiday rental market. As the population of Cyprus increases, there is also a demand for permanent, non-holiday housing. What does this mean to an investor? The market in Cyprus, while strong, still has a long way to go before it tops out. This makes Cyprus property a hot commodity among investors. Investors have a greater chance of making more money in Cyprus than in other popular destinations such as Spain and France. Here’s why:
• Construction is ongoing on Cyprus which means that there are more properties available to purchase. Many travel destinations have already used up what land was available for construction which makes it difficult to find new investment opportunities. You almost have to buy an existing property to be able to purchase in these areas. On Cyprus, on the other hand, there are plenty of properties to choose from.
• Holiday homes on Cyprus often have more living space than holiday homes in crowded areas. You may even be able to purchase a large tract of land on which to construct condominiums or chalets. More space equals more income.
• Properties in Cyprus are selling for a lot less than comparable properties in other popular holiday destinations. Why? The market is relatively young, and property values have yet to reach their full potential. This means that you can purchase property for a fraction of what it will be worth once the growth spurt on Cyprus slows.
• There is greater potential for property value appreciation on Cyprus than in other destinations. As mentioned before, the market is young. When it matures, property values will soar. Many other popular locations have already experienced a surge in appreciation and will not likely do so again.
All of these are great reasons to invest in Cyprus property, but you should weigh the decision carefully. Be sure to take everything into consideration. Holiday properties require upkeep, repairs and management. There may also be stretches of time when your property does not house a tenant. You should be prepared for anything that may come your way as a Cyprus holiday property owner.
If you decide that you want to invest in holiday property on Cyprus, there are hundreds of real estate agents and developers that can aid you in your quest. Be sure to review numerous strategies before you make your final decision.
